WCREW members collaborated to successfully close an all-CREW real estate transaction at the end of 2018. Heather Nelson, a real estate investor and 2018 WCREW co-president organized the team of CREW members to represent each component of her 1031 exchange deal.
Nelson, Senior Vice President of Spring Bank, was searching for properties to buy with 1031 Exchange proceeds, and sought the assistance of fellow member Lorna Mueller, Owner and Broker of The Realty Company in Brookfield, Wisconsin.
“It was important to me as a woman in commercial real estate and as president of WCREW to leverage the network I’ve built being a part of CREW, and to do my part referring business to other women in the industry,” Nelson said.
Mueller was able to locate two properties for Nelson to purchase. Nelson assembled a team of WCREW members and CREW Chicago member Anna Barsky to represent each component of the 1031 Exchange deal. Exchange proceeds were being held by IPX out of Chicago, and Barsky, Vice President and Business Development Officer at IPX, worked with Nelson on the transaction.
Nicole Allard, formerly of Chicago Title, was chosen as the title company to provide the buyer’s title work. Sandy Roadt served as the banker for the deal and hired the appraiser to evaluate the properties. The appraisal for the lender was done by Kelsey Bayba. Nelson also hired Leah Wyant, Attorney at Wyant Law Offices, to complete the legal work and represent her as the buyer at closing. The transaction totaled $1,485,000 USD.
Nelson emphasized the benefits of joining forces with other CREW Network members when it comes to business ventures.
“By leveraging my CREW Network and referrals, the transaction was completed quickly and efficiently—in part because of our familiarity and ability to work well together through WCREW.”
