From Stadiums to Skylines: Real Estate Trends in World Cup Host Cities
Colliers
The World Cup is coming to North America! For the first time, three countries will be partnering to host the FIFA 2026 Men’s World Cup: Canada, the United States, and Mexico. Sixteen cities will host 104 games over five and a half weeks, from June 11 to July 19, 2026.
As a global firm, Colliers has a presence in each of the host cities. We launched a campaign in January 2025 to highlight the recent investments and new developments that are shaping each city’s local economy. As part of the campaign, we will release a new host city report every month until the kickoff.
Colliers Research offers an in-depth look at major employers, infrastructure projects, new developments, and overviews of various property sectors, providing a 360-degree view of each city’s real estate scene.
Some common themes have emerged as we released our first reports:
Host cities have undergone significant infrastructure projects, whether for the airport, rail system, or both. The upgrades and expansions are among the most expensive the regions have undertaken, transforming the experiences for residents and visitors.
The soccer culture and history in each city are dynamic and noteworthy. From 50 years of professional soccer to history-making goals scored in previous World Cups, each story provides a compelling reason for selecting that city as a host.
Hosting large-scale events is commonplace for each region. Some cities have previously hosted the World Cup. In contrast, a couple have hosted the Olympics, and others have hosted international film festivals, all of which require significant coordination and collaboration between public and private entities.
