When the Broadway Square Shopping Center in Mesquite, Texas, came up for sale, the legacy leasehold owner knew they needed a trusted team with the expertise to navigate a complex and historic transaction. The family had held the property since 1960, and after working with them for more than 46 years, broker Sharon Herrin of Herrin Commercial Real Estate was the natural choice to lead the sale. The transaction, which closed on May 13, 2025, was anything but straightforward. Because it was a leasehold interest dating back to the 1960s, the sale required the unanimous consent of six separate ground lessors, intricate title work, and meticulous due diligence. Teresa Ereon Giltner of Dykema Gossett provided the legal expertise to guide the seller through corporate documentation and leasehold complexities.
