CREW Tampa Bay Members Mobilize in Tech-Focused Dental Office Deal

Grand Plaza Laser Dental is a modern dental office in North Tampa, Florida built 100% around the use of artificial intelligence (AI) and dental lasers, with an on-site dental lab. Commercial real estate broker Angye Fox convened CREW Tampa Bay members to collaborate on this unique deal with state-of-the-art technology. Together, the CREW members provided advice and helped the client achieve his dream dental office.
Fox has been in the CRE industry for 30+ years and met the dealmakers through CREW Tampa Bay’s Executive Council Committee. To be a member of this group, one must have at least 15 years of experience in CRE.
Fox describes the team as smooth and efficient with excellent, consistent communication. She provided one piece of advice: “keep your fellow CREW members top of mind on every deal. They will go the extra mile for you. The vibe of CREW is far more cooperative rather than competitive.”
Patience and persistence were key to working on this deal. The project originally started in the fall of 2024 when the Tampa area was hit with back-to-back hurricanes. All construction stopped and the tenant hit a stalemate with the landlord. Fellow CREW Tampa Bay member Larry Silvestri stepped in to resurrect the deal and get it back on track.
Silvestri is known as “Larry the Leasing Lawyer,” with over 41 years as an attorney, 35+ in the CRE industry and eight as a CREW member. He is “truly a fan of CREW” and became involved when a peer mentioned an organization for the advancement of women. He and his wife went to several events to support a fellow peer who was a member.
One piece of advice from Larry: “don’t take yourself too seriously in dealmaking—making yourself memorable will lead to open dialogue.” The unique nature of the dental office project meant it was not a “vanilla” lease, and the magnitude was not fully understood by the tenant.
From a realtor/attorney standpoint, “ask the right questions about what this will be and how much the delta above building standards will impact funding.” Challenges would be the tenant improvement (TI) allowance and construction delays due to major hurricanes, which impacted tenant funding and planned delivery.
Another CREW Tampa Bay member, Janet Wilson, started her own company, Wilson & Girgenti, P.A. in 2005 with her husband, and oversees the engineering side. She has been involved with CREW since 2014 and officially became a member in 2020. As a connector and a member of the executive council, Wilson met Fox and immediately recognized her can-do attitude and role as the face of CREW Tampa Bay. “As a CREW member, any involvement on a CREW job means you help each other tremendously—and knowing it’s a CREW job, you treat everyone more like family rather than just clients,” Wilson said.
Mackenzie Casey, one of the newest CREW Tampa Bay members this year, started her CRE career interning at Wilson & Girgenti, where she met Wilson. She actively participates in two CREW Tampa Bay committees and assisted with the marketing on this deal. Casey recommends joining a committee immediately to get involved and network. It is a way to meet seasoned members so that you are not “a small fish in a big pond.”
“The CRE industry is not as aggressive or competitive… everyone has a place, and CREW makes that place easy and visible,” she said. Wilson and Fox took her under her wing, and she is learning the dynamics of the industry through two seasoned veterans—made possible by her CREW connections.
